SPV ring-fencing
Each project is legally isolated in its own special purpose vehicle. If one project faces difficulty, the others are not exposed to it.
A fractional stake in a 196-lodge holiday park on Scotland's Ayrshire coast, delivered through a joint venture between Jodoa and Eglinton Park Limited. Ring-fenced in its own SPV, secured by an independent trustee and funded only against certified milestones.
The opportunity
Most investors reach UK property through buy-to-let or off-plan purchases. Those routes carry full market exposure, management overhead and limited structural protection.
Jodoa Property Stocks takes a different route. Through a joint venture between Jodoa and Eglinton Park Limited, qualifying investors take part in a UK commercial holiday-park development under Jodoa's regulated Property Stocks structure. Equity participation is governed by an independent security trustee and milestone-based capital release. Returns are structured as a primary contractual obligation, not a projected best case.
| Consideration | Buy-to-let or off-plan | Jodoa Property Stocks |
|---|---|---|
| Return basis | Exposed to rents and resale timing | A targeted return set as a contractual obligation, secured against the asset |
| Management | Tenants, letting and upkeep sit with you | Fund-managed and professionally operated |
| Protection | Limited structural protection | Ring-fenced SPV, independent security trustee and regulated escrow |
| Entry | A whole unit, plus purchase costs | From £10,000 |
| Exit | Sell the property | An option to exit after 12 months, plus secondary sale, buyback, credit line or the year 5 exit event |
The asset
A 196-lodge managed holiday-home scheme in Irvine, North Ayrshire, designed for the luxury-leisure guest and the short-term holiday rental market. The site has full planning consent, a coastal setting, links golf and ferry connections to the Isle of Arran nearby, and a direct rail link to Glasgow Central in about 33 minutes.
The lodges are enrolled in Jodoa's Build-to-Rent Scheme, which offers diversified access to an institutional-grade property portfolio. It is designed to reduce vacancy risk and give investors a professionally managed income stream that does not depend on when units are resold.
Protection framework
Every Jodoa investment is governed by a multi-layered framework that places investor capital behind institutional safeguards, not promises.
Each project is legally isolated in its own special purpose vehicle. If one project faces difficulty, the others are not exposed to it.
A regulated, independent trustee holds the mortgage over the development and keeps step-in rights if the developer underperforms. Every disbursement is independently verified.
Capital reaches the developer in tranches, and only against construction milestones certified by an independent quantity surveyor. It is never released in bulk.
All investor funds are held in regulated escrow before deployment. No capital moves without independent verification.

Returns and liquidity
Series 01 is a conservative, fund-managed structure designed for capital preservation and structured income. Returns are a primary contractual obligation secured against the underlying property asset. They are not a projected best case, but they are targets rather than guarantees, and terms and conditions apply.
An option to exit is also available after 12 months, subject to agreed terms. A secondary sale depends on a buyer being available. Liquidity routes are subject to the terms of the investment memorandum.
Market
Scotland's holiday-park sector combines strong visitor demand, rising short-term rental rates and sustained institutional interest. Demand for the park is driven by tourism and leisure spending, not by the residential market alone.
UK holiday parks have drawn sustained capital from global investment managers. Scotland Outlook 2030, the Scottish Government's long-term tourism strategy, supports continued demand for leisure assets. Center Parcs' move into the Scottish Borders, which secured planning permission and broke ground in 2026 and is expected to create around 750 to 800 construction jobs and more than 1,200 permanent roles, is a clear signal that the UK's premium operator sees long-term demand for Scottish lodge leisure.
